I’m a keen negotiator and have a Type A attention to detail. Once you have an offer on your home my skills as a negotiator come to the forefront. In my past career I negotiated and managed multi-million dollar contracts. My negotiating skills are keen, and I will make certain that you get the best price for your home. I am also a good enough negotiator to know when you have the best price and terms that are most favorable to you—I don’t want to have you lose a deal by pushing too hard on another agent or buyer. I have a reputation of being tough, but fair and someone who works to get your home sold. When the initial negotiation is done, I stay on top of your attorney to make certain he or she is doing what is needed to get your contract out of Attorney Review (New Jersey’s three day period to review an initial contract), make certain the buyers are getting their mortgage in the specified time frame, and work with you to negotiate any issues that come up in the home inspection. For the inspection I will give you my professional opinion on what issues you should handle and where the buyer should be responsible for the repairs. Then I will help your attorney to negotiate those issues with the buyer and their team. I work with you, your attorney and the buyer’s agent to make certain nothing falls through the cracks and the deal goes through.
First Time Buyers >A Matter of Timing
Buying real estate can sometimes involve tricky timing. For example, you may have found the perfect house and are thinking about making an offer, but are feeling pressured to make a decision just when you want time to consider the matter. The agent tells you that another party is thinking about making an offer, so you shouldn't hesitate if you really want the house. What should you do? Trust your agent!
It is natural to feel some pressure from even the most easy-going real estate agent--and some uncertainty about making an offer. If you really like a house, there is always the possibility that someone else will share your enthusiasm for it. Whether your local market is active or sluggish, it is sensible to assume that another offer is likely to come in. Perhaps you can afford to "sleep on it", but moving as quickly as possible will minimize the possibility that the house will go to another buyer.
