What Happens When I Find The Home I'm Looking For?  The process of buying a home is full of nuances, and I am the expert who can help you through it all. Once you find a home that you want to buy, we will sit down and look at the comparables for that home. Depending on market conditions, we will together see what the value of the home is and you will determine what you want to pay. When we come up with an offer price, I walk you through writing an offer to present. All New Jersey offers must be presented in writing. With the offer, a good faith check from you (refundable if the deal does not go through), and your bank pre approval in hand, I present your offer to the seller’s agent. In my past career I negotiated and managed multi-million dollar contracts. My negotiating skills are keen, and I will make certain that you get the best price for the home. I am also a good enough negotiator to know when you have the best price and terms that are most favorable to you—I don’t want to have you lose a deal by pushing too hard on another agent or seller. You also don’t need a seller that who has been so badly “beaten” in the negotiation that when the home inspection issues come up, he says no to everything. Much better to have someone thinking “Gee, that buyer was reasonable, I’ll repair the roof for him.” I have a reputation of being tough, but fair. And other agents like working with me—you’ll find that helps you in your negotiations. Once the initial negotiation is done, I stay on top of your attorney to make certain he or she is doing what is needed to get your contract out of Attorney Review (New Jersey’s three day period to review an initial contract), make certain that your bank is getting your mortgage in the specified time frame, and work with you to negotiate any issues that come up in the home inspection. For the inspection I will give you my professional opinion on what issues you should handle and where the seller should be responsible for the repairs. Then I will help your attorney to negotiate those issues with the seller and their team. I work with you, your attorney and the seller’s agent to make certain nothing falls through the cracks. 
First Time Buyers >Structural Contingency
If you have a house for sale your buyers will probably include a structural inspection contingency in the contract. This allows them to have an expert check out the house, the major systems and the appliances.
A professional structural inspector can help buyers to "know" the house and to feel comfortable with it, but the inspection does not result in a pass or fail grade. The buyers will learn important facts about the house, such as where the water cutoff valve is located, in case of an emergency. The inspection may also help buyers set up a budget for repairs and determine if they want to invest in cost-effective measures to increase energy efficiency.
Buyers rarely back out of a sale after a structural inspection. Even if there are problems, you have the opportunity to negotiate a compromise and to avoid any obstacles that could seriously threaten the sale.
