 During 2008 I was designated a EcoBroker. EcoBroker is America’s premiere provider of green designation training for real estate professionals. Founded in 2002 the company provides environmental education and outreach to the real estate community. In order to qualify as an EcoBroker,, a real estate sales person must complete two vigorous courses, the Environmental Advantage, that covers radon, asbestos, lead and mold, as well as indoor air quality and water quality issues, and the Energy Advantage, which explores sustainable energy options such as solar, LEED certification and green financing tools.
Environmental issues are very common in New Jersey Real Estate transactions, so this information is invaluable to me in providing service to my customers. Energy issues are just coming to the forefront in the area, with towns such as Maplewood designing their new municipal buildings (the new Police Department) in a “green “ design and some limited solar panels popping up in Essex and Union Counties.

As the number of mortgage lenders increases, competition forces lenders to get more creative in finding ways to lend people money. This often takes the form of giving homebuyers a "break" in the down payment. The downside of this approach is that statistically, the smaller the down payment, the more likely the borrower will default. Lenders have put together an education program to prevent delinquencies, which fills a much-needed gap in the increasingly complex world of home finance.
Home buyer education classes focus on a variety of money management topics, including all the costs connected with obtaining and owning a home. One lender got together with FANNIE MAE (a government-sponsored loan guarantor) to launch a 3 percent down payment loan which requires participation in this education course. Other lenders have shown a decline in the default rate with five percent loans that are associated with similar education courses.
